On boutique residential schemes, programme certainty is rarely achieved through one single decision. It is usually the outcome of early confirmations, disciplined coordination and a clear approach to change control.
Small delays compound quickly when several trades and statutory interfaces converge. When the team is working from a stable issued package, procurement can be planned with confidence and site sequencing becomes far more predictable.
Utilities and approvals should be treated as critical-path items. Even where construction progress is strong, delays can arise if power, water or drainage interfaces are not confirmed early or if requirements change late in the process.
Buildability alignment matters just as much. Coordinating structure, MEP routing and access strategy before key stages commence reduces late clashes and avoids rework on site.
